- Multifamily Route 30 Overlay District The East Whiteland Comprehensive Plan (2016) and Route 30 Corridor Master Plan (underway) present a vision for Route 30 to become a more dynamic, pedestrian friendly corridor with lively mixed-use areas that include local businesses and residences. As a first step towards that vision, the Township is considering a zoning text and map amendment to create a Multifamily Route 30 Overlay Zoning District, which would allow multifamily development as a conditional use. As shown in the maps provided below, the draft Multifamily Route 30 Overlay District includes an area centered around the intersection of Route 30 and Planebrook Road. Criteria associated with the conditional use includes providing a sidewalk, striped on-road bike lane, streetscape enhancements along Route 30, as well as an architectural review and approval by the Board of Supervisors. These elements are consistent with recommendations in the Comprehensive Plan and Route 30 Corridor Master Plan. The permitted land uses and requirements in the underlying zoning districts of Frontage Commercial (FC) and Village Mixed-Use (VMX) will not be altered by this overlay. - Zoning Ordinance Text Amendment - Zoning Ordinance Map Amendment - Voluntary Declaration of Restrictive Covenant - Multifamily Route 30 Overlay District Maps
